
Rancho Penasquitos is an affordable bedroom community near Interstate 15. The Community is located south of Rancho Bernardo, and near Poway and Scripps Ranch. Rancho Penasquitos’ defining characteristic is kids; more than other typical suburban communities, they represent about 28 percent of the total population.
With academic rankings in or near the 80 th and 90 th percentile, It is among the highest in the state. Located in the Poway school district, it has three high schools within close proximity.

Rancho Bernardo is a master planned mature community known for golf carts and golf courses. It features separate sections for families, executives and retirees. It also has a center for the electronics business.
The homes are built along tract designs, and lawns are well-maintained, the streets clean and utilities underground. Restaurants, stores and supermarkets are all found in small shopping centers.

Mira Mesa is a melting pot community smack dab in the middle of the County with a large military and Asian population. It is comprised of dense tract housing built primarily for young first time buyers.
To the west is Sorrento Mesa, featuring newer homes perched above the Penasquitos preserve. Mira Mesa is essentially one big subdivision built around a large circle. Inside and around the circle are stores, restaurants and movies.

Poway is known for its schools and horse trails. Within this well-planned residential community, you’ll find everything from town-homes to rural estates. Many professional athletes live here. Situated east of I-15, the community is set in the foothills and projects a rural ambience.
Nearby are movies, bowling, billiard and at least nine parks. Since it blends retail centers, business parks and the pastoral experience so well, Poway is a recreational haven for country life

Scripps Ranch is known for its pastoral living under a canopy of eucalyptus trees and bordering Lake Miramar. It is a popular community for young professional families. A series of low-slung office business parks completes the picturesque area.
The streets are wide and meandering; home’s lawns are exceptionally maintained. Much of Scripps Ranch has a pleasant lived-in look.

Solana Beach is located north of Del Mar and south of the San Elijo Lagoon and Ecological Reserve. In addition to pristine beaches, Solana beach offers a mecca of designer shops, art galleries, artisan workshops, yoga and excersize studios, day spas and casual dining.
Homes are mixed. Many are upscale with ocean views. Solana beach offers views in two directions: toward the Pacific, and inland to valleys and mountains.

Cardiff-by-the-Sea is a beach community tucked between Encinitas and Solana Beach in San Diego County, California. It has the Pacific Ocean on its west, Encinitas on east and north, and a beach and lagoon on the south.
Operating as part of the city of Encinitas, the town of under 12,000 still considers itself a separate entity. Like so many other towns around the region, locals prefer the small town atmosphere and most want to keep it like that .

Encinitas, embraced by two lagoons, is known as the flower capital of the world. Located along six miles of Pacific coastline in northern San Diego County, Encinitas has an approximate population of 60,000 and is characterized by coastal beaches, cliffs, flat-topped coastal areas, steep mesa bluffs and rolling hills.
The city was incorporated in 1986, drawing together the communities of New Encinitas, Old Encinitas, Cardiff-by-the-Sea, Olivenhain and Leucadia.

Slighlty inland, Olivenhain (German for “olive groves”) is comprised of estate homes on large lots. There are some historic buildings along with some of the most opulent omes of the region.
Bordering Rancho Santa Fe, this section has large homes, lovely appointments, custom designs, some ranchettes and golf courses nearby. This is horse country.

The City of Carlsbadis a unique coastal community located 35 miles north of the City of San Diego surrounded by mountains, lagoons and the Pacific Ocean.
Within this coastal and inland community, you’ll find middle-aged professionals and families living in four separate, well-heeled neighborhoods. The town got its name from spring waters that tasted identical to spa water in Karlsbad, Bohemia.

The northern most city of the County, Oceanside is transforming into a vibrant business and tourism center. Oceanside has an affordable supply of new housing and condominium developments, including two retirement communities.
The Harbor and Marina is a great place to relax and the 2,000 foot pier is one of the longest wooden piers on the west coast. |
