				<content:encoded><![CDATA[<p>Discount Real Estate brokers is it true “you get what you pay for” </p>
<p>In the world of discount real estate many brokers say “you get what you pay for” meaning that if a broker charges less he will give you less service. This is not true. <span id="more-2398"></span> In this article I will be discussing discount real estate brokers who are members of the realtors local multiple listing service and provide full service at a discount rate.  I will not be talking about brokers who assisted buyers or sellers in selling or buying a home where full service is not offered. </p>
<p>Full service agents who complain that you get what you pay for in a discount real estate broker are a little emotional about this subject and I think are more concerned that the competition of discount agents may be taking away from their bottom line.  If the sale is not a perfect win win situation where the seller and the buyer get an even deal than either the buyer gets a better buy or the seller gets a better deal.  Are Real Estate agents who claim that they get sellers 10% more money because of their marketing expertise than taking advantage of buyers who will be paying 10% more than the house is worth. Why would a buyer want to work with a broker who claims that his listings sell for 10% more than the average listings? Both discount and full service brokers adhere to the same realtors code of ethics and if this is the case than a broker who is charging less still has an obligation to a seller or buyer no different than a real estate agent who charges a customary fee and the sales outcome should be based on the individual brokers expertise and the current real estate market not whether or not a discounted commission is being charged. Most discount real estate agents place their listings in the multiple listing services and pay the selling agent the customary selling fee so the selling agent will make just as much commission on a discounted brokers listing as any other realtor’s listing.  The discount agent just takes less for the listing fee. The customary listing fee is between 2.5% to 3% and the discount broker may charge 1 to 1.5% listing fee saving the seller on a $600,000 sales price, for example, between $6,000 and $9,000.00 dollars.  In many cases the reduced commission that is charged by a discount broker may equal out to being the same as a agent who is charging a customary fee but then has to split that fee with his broker. </p>
<p>The buyer’s concerns are that a broker is representing them to the fullest and they are getting the best possible buy on their home and the sellers main concern are that their home is being fully marketed and advertised and that they are getting market value for the home </p>
<p>In summary then it is not “you get what you pay for”, but what is the expertise of the agent or broker that you hire to represent you in a real estate transaction. If you hire an ethical discount agent then what you get is professional full service at a savings.</p>

With halloween around the corner  It is a good idea to<span id="more-1569"></span> mail or email some advise to your tenants about keeping them and your property safe at halloween.  At Cannon real estate Carlsbad property management we post the following Halloween safety tips on our website. <li><span>Make sure adults are in charge of carving the pumpkins</span></li>
<li>Use battery powered lights or chemical light-sticks inside jack-o-lanterns</li>
<li>When decorating outside-make sure all walkways are clear to avoid any tripping</li>
<li>Do not overload any electrical outlets</li>
<li>Be with your child when visiting other homes for trick or treats</li>
<li>children costumes should be bright and reflective</li>
<li>costumes should fit well enough to avoid tripping</li>
<li>consider putting emergency information phone numbers inside  costumes.</li>
<li>Never let your children eat candy until you inspect.</li>
<li>Keep your home well light</li>
<li><span>plan on closing down for trick or treaters at 9 PM</span></li>
</ul>
<h3>Other things to consider at halloween</h3>
<p><span>When purchasing electrical decorations be sure to purchase at reputable dealers and that you follow instructions for wattage recommendations. Beware of candles and use led candle&#8217;s. If you have pets keep them inside and out of the way. Also, when driving around your neighborhood be very careful because there are many goblins out there and many families drive there kids in from different neighborhoods and this does cause traffic and additional cars to watch out for. Many kids and drivers are preoccupied so just be extra careful weather you are driving or walking around the neighborhood.</span></p>
<p><span>The bottom line is that tenants or landlords may be held potentially liable for any incidents or accidents that occur on the property. 				<content:encoded><![CDATA[<p><span><span><span><span>Results from Fannie mae&#8217;s September housing survey showed Americans not only pessimistic about economy but also</span><span id="more-1541"></span> home prices and household finances.  According to Cannon Real Estate Carlsbad property management this study shows that Americans are paying close attention to all the news media and blame all their financial conditions on the economy. But consumers still  have a strong feeling that home prices will decline over the next year.</span></span></span></p>
<p><span>This survey also showed the lowering of consumer expeditions in the coming years of interest rates staying low and that consumers believe that the the federal reserve will attempt to keep them low.  This does not help the real estate recovery if the consumers will be on the sidelines for next couple of years.</span></p>
<h3>The survey highlights</h3>
<ul>
<li>Americans expect home prices to still decline, only a small percentage about 18% of the survey participants expect home prices to increase over the next 12 months.</li>
<li><span>68% Of Americans still think now is a good time to buy a home.</span></li>
<li><span>On the average Americans expect rental prices to go up by 3.3% over the next year. </span></li>
<li><span>77% of Americans say we are on the wrong track to cure are financial problems.</span></li>
<li>Americans who expect their personal financial situation will worsen over the next 12 months is down from 22% in august to 19%.</li>
<li>43% of Americans report significant higher expenses compared to one year ago.</li>
</ul>
<div><span>This Fannie Mae National Survey polled 1,002 Americans via live telephone interview to assess their attitudes toward owning and renting a home, mortgage rares, home ownership distress, the economy, household finances and overall consumer confidence. Renters and homeowners were asked more than 100 questions to track these results.</span></div>
